One of the ways surfactant leaching occurs is due to the buildup or concentration or water over time on the paint surface, usually on the ceiling of bathrooms or showers, and sometimes on kitchen walls. The higher the humidity and the exposure to a painted surface, the more susceptible the surface is.
What may begin as a few brown spots or damp areas can lead to soapy or sticky streak marks or water droplets forming on the painted surface. All latex paints, unfortunately, or susceptible to surfactant leaching, especially near the ceiling area. However, washing the affected area with soap and water can remove most effects. If the problem resurfaces on more than one or two occasions, the leachable material may have to be removed; however, with constant care, this should not be an issue. Making sure that surfactant leaching does not occur is as simple as keeping damp or wet areas clean and as dry as possible; this ensures that water or dampness does not leach into the painted surface in the first place.
